Earlier this month, Deerbrooke, Leander’s newest master-planned community, celebrated its grand opening. Phase One of development is complete and doors to the model homes are open. Upon full build out, Deerbrooke will consist of approximately 800 home sites.

“My partner, Todd McCullough, and I purchased the land in the summer of 2015 from a family who had owned it for decades,” says Randy Rollo, development partner for Deerbrooke. “The process in taking it from raw ranch land through the entitlement phase and into development took more than two years.”

Rollo and McCullough were initially drawn to purchase and develop Deerbrooke on this land because it offered unique natural amenities. A creek, nestled between limestone bluffs and surrounded by thick hardwood trees, runs through the property. “The land itself is what separates Deerbrooke from other communities,” Rollo says. “It is not a treeless prairie without character. From the very first day, we envisioned an impressive nature trail meandering through the center of the property.”

Rollo says they went through extreme lengths to protect the natural beauty of the property and to preserve its elements while also considering the design and aesthetics for residents. “We realize the importance of trees in a community and the value they add, so we did much of our planning with conservation in mind,” Rollo says. “We also spent considerable resources designing and constructing our water detention network in a manner that adds rather than detracts from the aesthetics of the community. The limestone rock bridge that crosses the creek also functions as a water control feature. Decorative elements found throughout the community will make our residents feel proud to be associated with Deerbrooke.”

Deerbrooke’s builders include Sitterle Homes, Perry Homes, Waterloo Homes and Monticello Homes. “All of our builders have strong reputations in design, elevations, quality construction and customer service,” Rollo says. “Each homebuilder offers a variety of features and floor plans that differentiates them from the others. Located with easy access to the 183A Tollway, residents can enjoy the tranquility of the Texas Hill Country while in close proximity to conveniences. “We are proud that Deerbrooke is not off a busy highway or four-lane road,” Rollo says. “Deerbrooke sits back in its own little world surrounded by acreage homesites.”

In addition to its location, the Leander ISD is also a big draw for residents. “One of the strongest benefits from living in Deerbrooke is the schools,” Rollo says. “Leander ISD continues to draw families to the area. The high school, which opened in 2016, is within walking distance and the new middle school will be across from Deerbrooke’s entrance and Amenity Center.”
